Job Title: Airbnb, Lettings & Office Manager
Location: Office-based, Manchester
Salary: Competitive and negotiable, based on experience
Hours: Full-time, 40 hours per week
Vehicle Requirement: Full UK driving licence and access to your own vehicle

We’re now looking for a capable, hands-on Airbnb, Lettings & Office Manager, with solid Airbnb experience to help us stay ahead of the curve. This is a varied role, perfect for someone with solid property management experience who takes pride in delivering great service and high standards.
About the Role
You’ll be the go-to person for both short-term and long-term rentals, making sure our listings are performing well, properties are well-maintained, and guests and tenants are looked after. You’ll also keep the office running smoothly and assist with general business admin.
It’s a busy, people-focused role — ideal for someone who thrives on variety, problem-solving, and staying organised. Flexibility is key, as occasional weekend or out-of-hours work may be needed.
What You’ll Be Doing
Short-Term Rentals (Airbnb, Booking.com, etc):
- Manage Airbnb and short-let listings from start to finish
- Keep calendars, prices, and availability up to date
- Handle all guest communication and bookings
- Coordinate check-ins, check-outs, cleaning, and maintenance
- Make sure properties are always guest-ready and looking their best
- Use property management software (e.g. Lodgify) for scheduling and reporting
- Monitor performance and occupancy, and suggest ways to improve listings
- Help minimise empty nights by quickly turning over and promoting rooms
Residential Lettings:
- Onboard new tenants and carry out referencing and paperwork
- Oversee tenancy renewals, rent reviews, and compliance checks
- Carry out property inspections and arrange necessary repairs
- Deal with day-to-day tenant queries and contractor coordination
- Manage rent collection and liaise with our finance team
- Keep all property records, documents, and certificates up to date
Office & Admin:
- Keep the office running smoothly day-to-day
- Communicate with suppliers and external partners
- Support the directors with general admin and operational tasks
What We’re Looking For
Essential:
- At least 4 years’ experience in property management or lettings, including 3 years managing short-term rental properties such as Airbnb or similar platforms.
- Strong working knowledge of the UK lettings sector
- Proficiency in Microsoft Office and property software (e.g. Lodgify)
- Great communication skills and a can-do attitude
- Confident juggling multiple tasks and staying organised
- Flexibility for occasional out-of-hours work
- Full UK driving licence and access to your own vehicle
Desirable:
- Knowledge of lettings compliance and legal requirements
- Familiarity with Booking.com or other PMS tools
- Experience reporting on occupancy, revenue, and performance
